We know having things go bad is stressful, and we have your back. We have 24/7 dispatcher to take these calls! We exceed the industry standard by responding to all calls immediately. We know finding good help is difficult, but no need to worry. We have a list of trusted vendors.

•Inspection

We perform a yearly inspection on all our rentals, checking for water leaks and testing smoke detectors. We also inspect unit interiors to ensure tenants are maintaining residences properly.

The www.sdrentals.com site is in real-time and automated, which means your rentals are posted as soon as the tenants give their notice. Up to a dozen, full-color, high-resolution photos accompany the listing, along with Google™ Maps and the online rental application. Our site will also post on Zillow and many more sites. 

•Leases

 We provide an industry-approved lease agreement with a specific addendum that includes rules and details that might be unique to your property.

We know how important it is to keep an open line of communication with our residents. We aim to respond to all phone calls and emails on the same day. We also provide a tenant portal for them to report non-emergency work orders, pay rent and send messages.

•Screening 

San Diego Rental Management wants the best possible tenant for your property, which means a one-page application isn’t the end of the process. We work on credit history, income, and rental references. 

Is your rental in an HOA? No Problem! We will work with your HOA to ensure communication does not fail.  If the tenant receives a notice of violation or a fine, we will ensure the fine is paid by the tenant (not you) and help to get them back into compliance with the community.

We have made paying rent easy for our tenants! Our tenant portal allows them to pay online and receive monthly rent reminders. We send immediate follow-ups for nonpayment (on the 4th of each month).  We typically send out the owner distributions on the 10th of each month.

Detailed financial statements are provided on a monthly bases and at year-end.
